Lease Cancellation Policy
A lease may only be canceled for the following reasons:
BEFORE MAY 1ST:
a.) Denial of admission to College Station Area College or University
If the student has been denied admission to College Station Area College or University, a copy of the “Applicant Information Profile” page in the student’s online account must be provided to The Callaway House College Station within five (5) business days of receipt.
b.) Decline of acceptance to College Station Area College or University
If the student declines acceptance to College Station Area College or University, a copy of the “Applicant Information Profile” page in the student’s online account must be provided to The Callaway House College Station within five (5) business days of declining acceptance.
AFTER MAY 1ST:
If your request to cancel your Lease Agreement does not fall within the provisions of the cancellation clause, your request to cancel your contract will be considered a “relet”. You must request to relet in your Resident Portal in order to be placed on the relet list. Relets will be assisted on a first-come, first-served basis. Manager reserves the right to utilize the waitlists to fill required cancellations before any spaces are relet. Resident understands that completion of a relet request does NOT guarantee that The Callaway House College Station will find someone to release your bedspace and that it is your responsibly to find someone.
Refund Policy
The Callaway House will issue the following refunds based on the status of your application/lease:
APPLICATION ONLY SUBMITTED:
Security Deposit Fee will be refunded (if applicable)
Application Fee is non-refundable
Administrative Fee is non-refundable
LEASE CONTRACT SUBMITTED BEFORE MAY 1ST:
Must show denial of admission from Texas A&M University.
a) Space reserved for Fall 2025
Security Deposit Fee will be refunded (if applicable)
The Application and Administrative upfront fees are non-refundable.
b) Waitlisted for Fall 2025
All upfront fees will be refunded in full: Application Fee, Administrative Fee, Security Deposit (if applicable)
AFTER MAY 1ST:
Must show denial of admission from Texas A&M University.
a) Space reserved for Fall 2025
The following upfront fees are non-refundable and no refund will be issued.
Application Fee, Administrative Fee, Security Deposit (if applicable)
b) Waitlisted for Fall 2025
All upfront fees will be refunded in full: Application Fee, Administrative Fee, Security Deposit (if applicable)
Cancellation of a lease contract can only occur for the reasons listed above. Should you have another circumstance that does not allow you to fulfill the term of your lease you have the option to Re-let your space. Please see section #7 of the Lease Agreement for our cancellation policy.
To re-let your space, you must find another student to take over the remaining term and balance of your lease contract. A $300 re-let fee is due at this time. If you have a security deposit on your account, any funds remaining after cleaning or damages can be applied to this charge on your account and you may pay the difference.
Rates/installments, fees, caps, promotions, deadlines, amenities and utilities are subject to change. To the extent changes are made, you are bound by the lease you enter into. You are not entitled to claim a reduction due to later promotions or rate/installment decreases. Rates/installments do not represent a monthly rental amount (and are not prorated), but rather the total base rent due for the lease term divided by the number of installments.
