American Campus Communities (ACC), the nation’s largest student housing company, announces the on-time delivery of six new communities serving students at some of the country’s top universities. With $855M in development costs, this latest crop of communities provides 3,867 beds.

Each new project provides a variety of floor plans and unit types to meet different needs and price points for student residents along their college journeys. ACC creates environments that help achieve academic and personal success with residence life programs and amenities such as Academic Success Centers, state-of-the-art fitness centers, coworking spaces, and private study rooms.

The following communities have opened in 2024:

Princeton University: Meadows Apartments

With 604 apartment-style beds, Meadows Graduate Housing is one of the nation’s most significant Passive House projects. The third-party project has achieved LEED Silver certification and features a communal kitchen, a children’s playroom and a market/café. ACC is the developer and facilities manager.

Arizona State University West Campus: Casa del Valle

With 507 suite-style beds, Casa del Valle is a first-year student community with social lounges, zen areas, and landscaped outdoor amenities. It aims for LEED Silver certification, and ACC is the project owner, developer, and manager under the company’s American Campus Equity (ACE) program.

Emory University: The Ridge Graduate & Professional Housing

Phase I of this new community for graduate students has 535 apartment-style beds, a state-of-the-art fitness center, large study areas, a communal kitchen, and a parking garage. The all-electric community is targeting LEED Gold certification. ACC is the developer and manager.

The five-building complex features 761 apartment-style beds, community spaces, a fitness center and spacious lounges. With more than 55,000 square feet of green spaces, the community is targeting LEED Gold Certification and is owned by ACC via its ACE transaction structure.

The University of Texas at Austin: East Campus Graduate Apartments

The new community features 784 apartment-style beds for graduate and professional students and features common spaces, especially outdoors. Its design targets a LEED Silver certification and creates a natural buffer between the development and the surrounding neighborhood. ACC serves as the developer and manager.

MIT: Graduate Junction

The dynamic, urban residence for graduate students offers apartments and townhomes for families. With 676 beds, the community has study areas, a recreation center and gym, and ample indoor bike storage. Targeting LEED Platinum certification, ACC serves as the developer and manager.

“We are excited to announce the successful, on-time delivery of these six newly-constructed communities,” said James E. Wilhelm III, chief development officer, American Campus Communities.“This latest portfolio of student communities meets the high demand for quality housing in key university markets while contributing to university sustainability initiatives, promoting inclusivity and creating student wellness spaces.”

In addition to these deliveries, ACC's current pipeline consists of more than 9,500 beds in the pre-development and development stages. Since its founding, ACC has developed nearly 160 communities serving 115,000 university students nationwide.
